Location of
the Farm: The farm is located on the southwest corner of Carleton, NE.

Legal Description: Southwest Quarter (SW ¼) Section Twenty
(20), Township Four (4) North, Range Three (3) West of the 6th P.M., all
lying south of the Union Pacific Rail Road tracts, Thayer County, State of
Nebraska.

approximately 85 +/- acres of dry cropland, and approximately 77 acres of
grass & tree cover. The Big Sandy Creek crosses the farm from west to east

Terms:
A 20% earnest deposit will be required from the successful bidder the day of
the auction. The balance shall be due on or before August 7, 2011. Title
insurance shall be used and the cost thereof shall be shared equally between
the Buyer and the Seller.
