| General Description: The Samuel D. Kilpatrick Mansion,
listed on the National Register of Historic Places, is a Renaissance
revival style mansion maintaining the unique features & character of
the early 20th century. The 1st & 2nd levels are approximately 2,600
sq ft per level with a heated ballroom on the third floor & rec room
in the full basement. The living room is trimmed in walnut with
columns, beamed ceilings & heavy, ornate moldings. The rest of the
main floor is trimmed with quarter-sawn oak. The flooring is mostly
oak with exception of a mosaic tile entrance & bath areas. The 1st
floor fireplace is surrounded by the original individually set
jade-colored tile. Other original features include combination gas and
electric light fixtures, ornamental chandeliers, plumbing fixtures,
open staircase, butler pantry, 2nd floor maid’s quarters & another set
of kitchen stairs to the 3rd floor ballroom. The windows are
double-hung with chain/weight balances. The windows have leaded,
stained & beveled glass inserts, are all operational & considered in
pristine condition. The exterior of the home is brick with the
original clay tile roof & has an expansive open porch with brick
arches. The driveway entrance is covered by the original Porte cochere
with a raised stone ledge at carriage height. The drive enters/exits
the property on 2 streets with cast iron fence surrounding the

Legal Description: Lots 3, 4, 5 & 6, South 10 of Lot 8 & East 10'
of Lots 9, 10, 11 & 12 and Vacated Alley, Block 7, Cropseys Addition,
Beatrice, Gage County, Nebraska (Lot Size: 28,000 sq ft)
Taxes: The 2005 taxes were $3,277.64. The 2006 & prior years taxes
will be paid by the seller. The 2007 taxes will be paid by the buyer.
Title & Possession: Possession and final settlement shall occur on or
before December 15, 2006, after marketable title is given. Title insurance
will be used and shared ½ & ½ between the buyer and seller.
Terms: 10% down day of sale, balance due on or before December 15,
2006.
Bidder Registration Requirements: Although there is no obligation to
bid, all prospective buyers must register in order to enter the auction &
receive a bidder number. A cashier’s check made out to yourself in the
amount of $23,500 must be shown at registration. Once your funds have been
examined and approved, you will be issued a bidder’s number. The successful
high bidder will be required to sign a purchase agreement immediately upon
the conclusion of the auction and to deposit a total of 10% of the sales
price as earnest money. The successful bidder will endorse the cashier’s
check to Brad Elting & Company, Inc., seller’s escrow agent. Personal checks
will be accepted for the additional earnest money.
The sellers have agreed to accept from qualified registered bidders the
highest bid equal to or greater than the published minimum bid of $235,000.
No bid below this minimum opening bid will be recognized.
This property is not being sold with a financing contingency, so we
recommend pre-qualifying yourself with your lending institution before
bidding at the auction.
